LAND//SCAN for Agents — Terms of Service
These terms apply to real estate agents and brokers using LAND//SCAN for Agents to sponsor buyer clients' seats. They're in addition to, not instead of, LAND//SCAN's general Terms of Service and Privacy Policy, which still apply to your account. By applying for LAND//SCAN for Agents you agree to both.
Software access, never a fee per lead
You pay for software access on a per-seat basis, billed monthly, in graduated tiers — never a fee per lead, per referral, or per closed deal. This is deliberate: a per-lead or per-deal fee would raise real estate compensation issues under TRESA. You can add seats at any time; new seats bill at their own tier and never raise the price of seats you already have. You can release a client's seat at any time to free it up.
Applications are reviewed
Self-serve applications are reviewed before your account goes live — we verify your phone number and may check your brokerage details. We can approve, reject, or later suspend an account, including for suspected misuse of the service or of client data.
What you can see about a sponsored client
For each client sponsored under your account, your dashboard shows their saved search criteria, their match activity, and whether their search has gone quiet — and lets you adjust their search criteria on their behalf to help refine it. You cannot see their text messages, in-app messages, or anything else about their account beyond what the dashboard shows. You agree not to attempt to access anything beyond that, and not to use client data for any purpose outside operating your sponsored seats — no reselling it, sharing it outside your brokerage relationship with that client, or using it to solicit unrelated business.
Your sponsored signup link
Once approved, you get a personal link buyers can use to claim a sponsored seat under you. Use it honestly — don't misrepresent what sponsorship means, and don't use it to mass-solicit people you have no real client relationship with.
Phone verification & SMS
A verified phone number is required to apply — we text a one-time code to confirm it's real before your application reaches review. Separately, you can opt in to receive a text when a new client signs up under your link; that's optional and never required to use the service. Reply STOP to any message to opt out, or HELP for help. Message and data rates may apply.
Acceptable use
Don't abuse the service, attempt to disrupt or reverse-engineer it, use it unlawfully, or misrepresent your identity or brokerage. You're responsible for your own compliance with TRESA, RECO, and any other rules that govern your real estate practice — LAND//SCAN is a software tool, not a substitute for that compliance.
Disclaimer & liability
The service is provided "as is", without warranties of any kind. To the maximum extent permitted by law, we are not liable for any loss arising from use of (or inability to use) the service, including missed or inaccurate listing alerts, or a client's search activity.
